4 Things to do when getting ready to sell your home!

When you are preparing to cash in on your home equity, here are 4 things to do when looking to put your home on the market.

1) Curb Appeal

The first impression is the only impression buyers will have when first approaching your home. Let's make sure that the lawn is mowed or the snow is clear of all walkways, and there are some bright plants that can liven up the exterior of your home.  (Pro Tip: Place plants in a vase or pot so you can take them with you to your next home!)

2) Delcutter

The more floor space potential buyers can see, the bigger they think it is. Look to remove off season items like clothes, decorations, or large furniture for a more simplistic look. Make sure to store these items in the garage or find a storage unit that can accomodate. (Pro Tip: Look to reduce your closets to half of their capacity to make them feel larger when potential buyers are looking.)

3) Clean, Clean, Clean

The cleaner the home is, the faster it will sell! Make sure to take the time to pressure wash your house, clean windows, wash and polish hardwood floors, shampoo carpets, and deepclean the bathrooms and kitchen. Don't forget to smell test your home, if you have pets, plan to have a candle or scentsy on for showings. (Pro Tip: Make sure to remove the window screens, it will increase the amount of light coming into the home.) 

4) Fix the small things

If you can walk throught your home and see small things that you have always wanted to fix, chances are buyers will see the same. Plan to make a punchlist of all the small items you want to fix prior to listing your home. We will plan to discuss each item when meeting and see if it is truly something that should be fixed as investing large sums of money does not always pay off when looking to sell! (Pro Tip: Brighter light bulbs will always payoff when buyers walkthrough your home.)
